We are just changing home and was wondering do I need planning permission to remove a wall to create a through lounge?

Once we move in, we will get a surveyor and builder in to check the structure before opening it up, but i just need to be clear the local authority do not have an issue.

I am also looking at replacing a window with French doors. I once read in H&R that is not a problem.

Anyone got any guidance/done something similar?

if its a structure you will need building regs, otherwise no building regs or planning permission.

Unless your house is listed - you can knock internal walls about to your heart's content without needing planning permission - the only time you'll need it is if you split 1 dwelling into 2.

If it's a structural wall (is another wall directly above? Are floor joists supported off it?) then you'll need building regs approval - although for small works like that you can go for Building Notice Approval which is a lot quicker - you only have to wait for acknowledgement of receipt of your application rather than wait for a formal approval (eg about 1 week instead of 6) - only drawback is if youre plans are totally fubar you'll be forced to stop the work.

As for the french doors - you won't need planning unless you're doing it on the front elevation.

I'll have to wait until we move in and then make further inspections of the floor above. I would 'assume' the wall on the floor above is exactly above and of a light construction. In any case I would not just hack away but aim to have a decent size opening with a support beam above.

The house is detached and any work will not affect any neighbours.
