Have contemplated getting my own house built on a plot of land...

How much would it cost to build, say, a 4 Bed detached with a double garage in the midlands?

Good for you that you can find some decent land in the Midlands ( Notts, perhaps? ). It seems to be at a premium these days.

Well, the surveyors report for my recently purchased 4 bed detached with double garage etc in Gloucestershire reckoned on a rebuild cost of about £115k, if that's any help?

I believe rebuild cost is how much to rebuild starting from scratch, but including a few £k to clear out the remains of the old house if it burns down or something.

Obviously, that cost wouldn't include the land itself or expensive architect to do a fancy new design, just the actual rebuild to existing layout.

Just recently finished doing my house, it's a detatched 3 bed(big) house, cost was 120 +land! which my old man bought for 1k 30yrs ago!

all depends on what style of house you go for, ie yellow/red stocks, kent peg/slate roof,will be more expensive, where as a build with say, a common lbc brick and say 49ers would be a lot cheaper,timber frame would also be cheaper but without a set of plan i would guesstimate between 70-120k.

Mine's hand made bricks, flint blocks, hand made roof tiles, and open plan interior,
I call it the house of 3 halves, half barn, half cottage, half swiss chalet!

Looks amazing!

Is that the chimney going up next to the stairs? Did it cause any problems?

Sure is mate, you can walk al the way around it, and yes it did cause a few niggles as basically it hold the whole end of the house up, well, the roof at least, steel everywhere!!

Bit of render and then white emulsion on all that brick and you are laughing Ron ;) Seriously its VERY nice - lovely design and that continental touch that UK housebuildrs lack with their dry wall methods!
