Does anyone know how big you can go before you need planning permission?

If memory serves, it's got to be no more than 35m cubed in capacity. Will not exceed 4.000m in height within 2.000m of any boundary with neighbours. Does not back directly onto any highway. Different authorities may have different rules so suggest you get it in writing from your local planning officer (they have standard list of criteria).

Even if you exceed any of the criteria it doesn't mean you won't get planning approval - it just might take a few weeks.

I have a 25' x 17' L shape on mine, was on when we bought it & that needed planning permission.
that 35m cubed limit does ring a bell from when I bought the house before this one & that was my first ever conservatory....I also think it depends on the angle (near windows) to neighbouring properties if you have a semi.

It's something to do with other outbuildings too, IIRC, as you can only build up to a certain percentage before you need pp. Mine needed it because of that, but was given even before the cons was delivered.

Most properties have a development limit of between 50 and 70 cubic meters depending on the local authority. We have a detached double garage and this used up all our limit so we had to apply for permission regardless of the conservatory size.

There is no building regs for conservatorys except
1.if your floor area exceeds 30/35 square metres
2.if your main sewer runs through footing(building over agreement)
3.just the usual K glass needed and toughened if less than i think its 900mm from floor but your upvc firm will already allow for this if there any good :)

I know that if you are in a conservation area you cant even change the style of windows/doors/etc without permission.

that is only on the front facarde matt as long as it is not alongside the street the rear of the property is pretty much fair game

Lots of info - some right, some part right, some wrong. Trust me, I do this for a living.

Nath, I need to know the following :

Is you house terraced, semi or detached
Are you in a conservation area or and AONB
Is the house listed.
Are there any detached outbuildings with 5m of the house or that would be within 5m of the finished conservatory.
How old is the property.
Are there any other extensions done.
How old is the house.
