OK - So not quite in projects forum but its DIY/Building so I guess should be here!



Stage 1 - Purchase house

Completed :D

Stage 2 - Architect

Came this evening & talked it over with us. He was familiar with the house anyway 'cos of the work he'd done with the builders before we bought.

He's off to design a 7m x 7m garage, with pitched roof. Low internal hieght (2.3m) to allow for server/storage area upstairs. Internal stairs to side & a couple of windows for light/views.

We need a structural engineer to come & make sure that everything works roof-wise & design foundations etc.

Then we need to apply for planning permission - that'll take a coupla months. We can't get away with a re-hash of the existing garage pp - 'cos its much changed (don't like that one).

Once we have a design, it'll be off to source builder's quotes, so that hopefully once we get pp, we can crack on with it.

Unlikely to be done by Xmas though :(

Will update this as it proceeds. Pics too.

you'll curse having a low ceiling when it comes to working on the car, especially when you want to get right underneath, and you need the bonnet up!! trust me! I know!
Could you dig a pit aswell! that might help!

Hmm..

I was finking about a pit but 2.3m is about 7 & a half feet, so *should* be sufficient for most things. Thanks for the warning though.

Forgot to mention pit to architect :rolleyes:

you wont pass building regs with a pit... they are dangerous

My sister moved on Tuesday. her new house has one and I'm hooked. Its definately on my list... :D

dig the pit.. lay a couple of 3/4 chipboard boards acrossthe hole..

then concrete 4 - 6" or so over it.. then smash through when aproved :D

Puff,

If you want good garage doors .... Get an insulated sectional door ... You can park right up against them then, and they keep most draughts/coldness out ... and very strong Look here (http://www.novoferm.co.uk).

Puff this is the type we have fromLakeside security (http://www.lakesidesecurity.co.uk/garage.asp) our door is an insulated aluminium double door in teal blue looks the nuts and only £1100

Fit yourself it's a pice of pish :D took us a couple of hours start to finish

[UPDATE]

OK, I've had a slight "employment" set-back but things have moved forwards....


Architect has been round & we've decided on the design, placement and have submitted a planning app to the local council this week :D

7m x 7m, needs an RSJ (useful for engine lifts ;) ) through the middle, but necessary for the width and the upstairs room ( :D )

Standard pitched roof but should allow for 5m x 7m floor area upstairs (less stair area) to be used as a)Server Room b)Wife's Office c)Ez play area d)Storage

Windows in the gables & skylights north facing (so as not to disrupt visual aspect from house) & door in side to match stairs (saves going past [scratching :eek: ] cars ;) )

Will try & get the plans up soon :D

Mind you the costs :eek: & thats just for PP, architect, surveyor etc :eek: - NOT a cheap excercise :rolleyes:

But I can't wait :D

if you're putting a pit in - make sure the floor is graded away from it. Unless you want it flooded of course...

sounds like an obvious one but came across muppets who've not done this before.

Didn't think it'd be much of a problem where we live, but its another hurdle out the way :D

Engineer & plans, then its quote time....

Plans arrived today, together with all that Engineer stuff :D

I'm contacting a couple of local builders to see what they estimate as to cost & timescales, though I guess its going to be March/April before things get started.


It also depends a bit on me getting a job :rolleyes: as wifey won't allow funds release until I am gainfully employed :( But I'm going to press on regardless and see what happens :D

If nothing else, I'll get the ground cleared and the JCB in to do the foundation work and some landscaping (1/2 day foundations & 1/2 day moving earth around the garden :D ). Oh & a large skip for the old dilapidated shed and all the sh1t we have lying around the garden in the form of rubbish, bits of metal, concrete etc :rolleyes:

Starting on MONDAY :eek:

It's not a cheap garage so needed to sort out mortgage & stuff, so being gainfully employed was important. Now employed, so things can proceed :D



Since the last update ( :rolleyes: ) the majority of the ground has been cleared and flattened, trees removed etc. It still needs leveling and digging out for the foundations etc.

I've had the bricks now since last June as we had some retaining walls built so as to accomodate the earth we shifted around.

The door frames arrived yesterday :D

Joys of building regs - we not paid someone something so have to rush around today (well wifey did) to fill in council forms or some such :confused:

Anyhow, all sorted and we can continue building which is a good job seeing as how the foundations have been dug & there's a concrete mixer unloading this afternoon :D

Got some pics from this morning which I'll try & get up this evening. Wifey catching some more for me :D

Hmm

Pics were taken at 07:30 this AM which was not exactly light & exposure was long to compensate, hence fuzziness due to camera shake, not helped by 2 degrees of temp...

Its snowing & cold (live on top of hill) and that means no concreting :( All the groundwork done, just waiting for the cement for the floor to be poured...

Got some pics someplace but might wait until floor laid.
