My bedrooms in the loft, as we had a conversion. 2months ago we had a leak come through the light socket. Since then it was fine company quoted a 4 figure sum to replace the outside roof.
But yesterday i was putting a t-shirt on and hit the roof on a seam, 5minutes later was was trickling from a small hole, close inspection the whole ceiling was sagging under the weight. We put a skrewdriver thought and got 1 1/2 buckets of water from the hole :eek:
My Question is how do we replace the ceiling? Do we do it when the outside roof gets replaced or from the inside?? I think the ceiling will be rotten with the later being there that long.

I am no expert but you need to fix the source of the problem first, i.e the roof. Once you have stopped it leaking then you need to sort the ceiling. From what you said it sounds like he ceiling is probably f**ked. Usually you get up into the loft and kick the ceiling through with your feet. Then de-nail all the timber. Then treat/replace any rotton timber. Let the whole thing dry out. Then nail on new plasterboard, skim and paint.
Kicking a ceiling through is not a nice job as its very messy!!!.
You will probabably be able to claim for some of the damage on you insurance.
But who did the conversion ??, is it still under warantee coz sounds like whoever done it has sh*gged it up

sorry which ceiling are we talking about the loft ceiling ???, coz that will be easier, that would be done when the roof is done. depends on what needs to be done. If they are ripping the whole roof off then the plasterboard ceiling will be done then but if they are simply fixing the leak then i would guess no. If its been leaking for a while the timber will be soaked not good!!!

Its the loft yeah.
But what im saying is, when we get the external one changed is it easier to change both at the same time or can the internal be done later

well when the pull off the external roof i would bash down the ceiling at the same time then you can let the whole thing dry and treat any timber.
Then you can put a new ceiling on after once all the timber is checked over.
Do you know the extent of the damage ???, I mean when they pull the roof off there could be rotten timber which needs replacing.
Are you planning on doing the ceiling yourself or planning on getting the builders who are doing the roof to do it ?
You need to get it fixed and let it dry out asap

Dumb question but, has it been raining where you are, the reason I ask is that I've seen similar problems with loft conversions where ventilation has been left out and the condensation can fill buckets if it pools above plasterboard ceilings.

with all this hot weather you should think yourself lucky you have something to cool you down thru the night;) quick claim on the insurance and both jobs repaired, dont forget about the damage that happened to your electricals;)
